New Construction

Find the right community. Build the right home.

New construction comes with choices—from the community and homesite to the floor plan, upgrades, builder incentives, inspections, and timeline. Explore your options and understand what to consider at each stage before making your decision.

How I Help

New construction deserves a little extra planning.

I can help you compare communities, builders, floor plans, homesites and incentives while keeping the purchase process organized from the first builder visit through closing.

Compare the choices

I compare communities, floor plans, homesites, lot premiums, included features, upgrades, HOA costs and builder incentives to help you understand your options and make an informed decision.

Ask the right questions

I communicate with the builder, ask important questions, gather the details, and make sure you understand your options before making decisions.

Stay involved through the build

I stay involved throughout the construction process, following key milestones, coordinating inspections and walkthroughs, reviewing important updates, and keeping you informed through closing.

Builder processes and incentives vary by community, so current details should always be confirmed with the builder and the applicable professionals.

BEFORE YOU VISIT A NEW CONSTRUCTION COMMUNITY

Know who represents you.

The builder’s sales representative represents the builder. Your buyer agent represents you.

If you’re considering new construction, connect with your buyer agent before visiting a community or model home. Having your agent involved from the beginning helps ensure you have representation focused on your interests as you compare communities, homesites, incentives, contracts, inspections and other important decisions.

YOUR SEARCH

Find new construction by what matters to you.

Explore builder-direct new construction communities by area, then narrow by home type, price, bedrooms, size and features. Communities marked Coming Soon or Final Opportunity are included so you can see more of the current builder market. This directory is compiled from builder and new-home community sources; availability and pricing change as builders release and sell homes.

No communities match all of those filters.

Try widening your price, size or bedroom range—or ask Gayathri for a current search.

Builder community guide audited September 2026. This search is compiled primarily from current builder websites across the Triangle and includes actively selling, coming-soon and final-opportunity communities found during the audit. Builder releases, prices, plans and availability change frequently, and small custom/infill projects may not be publicly listed as communities. Contact me before visiting and I can verify the latest availability directly with the builder.

BEFORE YOU CHOOSE A NEW HOME

Look beyond the model home.

A beautiful model can make it easy to focus on finishes and floor plans. But when comparing new construction, some of the most important differences may be in the numbers, the homesite, the builder's terms and what is actually included.

BASE PRICE vs. FINAL PRICE

The starting price may be only the beginning.

The homesite, lot premium, structural options, design selections and upgrades can change the final purchase price.

INCENTIVE vs. TOTAL COST

Look at the complete offer.

A builder may offer closing-cost assistance, a rate buydown or other incentives. Some offers may depend on using an affiliated lender or other provider, so compare the complete financing and closing picture—not just the incentive amount.

MODEL HOME vs. WHAT'S INCLUDED

Know what comes standard.

Model homes often showcase upgrades and options. Before comparing communities or floor plans, understand what is included and what may cost extra.

HOMESITE vs. FLOOR PLAN

The lot deserves just as much attention.

The same floor plan can feel very different depending on the homesite. Consider orientation, grading, neighboring lots, nearby roads, utilities, future development and lot premiums.

NEW HOME vs. NO INSPECTION

New construction can still be inspected.

Depending on the builder and construction stage, buyers may consider independent inspections during construction and again near completion.

My job is to help you compare the complete picture—not just the model home.

I look at the community, homesite, floor plan, included features, upgrades, incentives, financing options and timeline together so you can make an informed decision before you commit.
