BUYER GUIDE
What should you look for during a home inspection?
An inspection is an opportunity to learn about the home—not a guarantee that a house will have no future repairs.
PRACTICAL GUIDE
Start with the big systems
Roof & exterior
Look for age, visible damage, drainage, siding, windows and exterior maintenance concerns.
Plumbing
Check water flow, drains, visible leaks, water heater condition and signs of moisture.
Electrical
Review panels, outlets, fixtures and visible safety concerns.
HVAC
Consider age, condition, service history and expected replacement horizon.
PRACTICAL GUIDE
Look beyond the obvious
- Moisture or drainage concerns.
- Crawl space or attic observations where applicable.
- Doors, windows and visible insulation.
- Grading around the home.
- Appliances and included equipment.
- Radon, termites, sewer, septic or other specialist items when appropriate for the property.
PRACTICAL GUIDE
After the inspection
Review the report calmly. Separate safety or major-system concerns from ordinary maintenance. Then discuss questions, repair requests, credits or other contractual options with your broker and attorney before deadlines.
